What data does a real estate brokerage already generate for AI training?

Last updated /Seller intent

A real estate brokerage already generates the messy middle of a transaction. A listing is taken with instructions the seller actually gave. Showings produce feedback that is more than 'loved the kitchen.' An offer is countered, dies, or is accepted with a repair credit the parties argued over. A coordinator chases a signature and records which document held the file up. That middle is the brokerage's work. The lockbox code, the mortgage application, the inspection photo of a child's room, and the MLS photo set are not the work. They are access, a lender's file, a person's home, and often a listing the brokerage may display and not republish for a new purpose.

An illustration, not a closing we handled: feedback from two showings says the street noise killed interest, and the agent advises a price change the seller refuses. A later offer comes in under the refused price and is countered once. The seller accepts. The lesson is the advice that was declined and the counter that followed. The buyer's pre-approval letter and the alarm code add risk and no lesson. If the only written advice is inside an email that also forwards the inspection, the advice may not be separable. Say so.

Pursuit notes resemble how CRM and pipeline records can be licensed. Recorded listing consultations raise how sales call transcripts can be licensed. A contractor who builds on the property, rather than negotiating it, is what a construction company already generates that can train AI. A firm that sells professional judgment under an engagement is what a professional firm already generates that can train AI. The license, if the brokerage may grant one, is what AI data licensing means for a company.

The negotiation trail can be the record. The lockbox code and the mortgage file are not.

Why the refused price change is the record

Sold listings are advertising. The advice a seller rejected, and what the market did next, is the judgment. Agents that draft listing descriptions from photos do not learn that judgment. They learn adjectives. The negotiation trail, if the brokerage wrote it down, is closer to a decision record than the flyer is.

Transaction coordination is a second, quieter craft. Which document stalled, who was nudged, and whether the file still closed. That checklist is a workflow. It becomes dangerous when the stalled document is a loan estimate or an identity page. The stall can be named. The document should not be attached.

Which brokerage records are candidates

  • Showing feedback that states a reason, tied to whether the seller changed price or terms afterward.
  • Offer trails: received, countered, withdrawn, or accepted, with the brokerage's note of what moved. Not the buyer's financing package.
  • Coordinator checklists that show a file's path and the kind of document that stalled it, without the document.
  • Listing-consultation notes the brokerage authored about pricing advice, when they can be read without the seller's private motive.

Illustrative limits. MLS rules and client agreements can forbid a use even when the note is the brokerage's.

What listing systems tempt people to export

  • Lockbox and alarm credentials, showing instructions, and anything that grants entry to a home.
  • Mortgage applications, pre-approvals with account detail, and inspection reports that photograph occupants or identifying interiors.
  • MLS media and remarks the brokerage is allowed to display under listing rules and not to re-license for model training. A display right is not this use.

What makes a transaction folder look like a dataset

  • Counting closed sides. A count of closings is a scoreboard, not a trail of advice.
  • Feedback that says only 'nice house.' There is no reason and no later decision.
  • A shared transaction room exported whole, because the room mixed advice with loan documents.
  • Assuming the independent-contractor agreement with agents makes every note the brokerage's to offer. Ownership of the note and the client's confidentiality can point in different directions. Counsel reads both. This page does not.

How a brokerage would start

You are on a site operated by Unlockt, LLC and published as Big Data/Little Guy. We do not want a transaction-room login or an MLS export. The free check asks whether offer trails and showing notes exist in words. It is the free data value check.

A profile would separate negotiation notes from access codes and loan files. Buyers would see the profile. If the notes only live inside the MLS, say that. The separable record may be thin. Thin is allowed. An online shop that sells goods rather than negotiating property is what an online store already generates that can train AI, and it should not be described as the same shelf.

Questions people ask

Can a brokerage license its MLS listings?

Do not assume a display right covers a training use. Listing rules and seller agreements often restrict reuse. The brokerage's own negotiation notes are a different question.

Do showing notes count?

When they state a reason and what the seller did next, and when they do not include access instructions or photos of people. 'Nice house' does not count.

What about mortgage documents in the file?

Leave them out. They are not the brokerage's lesson, and they are full of identity and account detail.

Are recorded listing appointments allowed?

Only if notice and the seller's agreement actually cover this later use. This page will not assume they do.

Is the price-change sketch a real sale?

No. It illustrates advice that was refused. It is not a listing and not a client.

How do we begin?

Describe how offers and feedback are written down, with no addresses and no codes. Leave the transaction system closed.
